Booking Methods
These General Terms and Conditions govern the contractual relationship between the Guest (hereinafter referred to as the “Client”) and Servizi e Costruzioni Srl (hereinafter referred to as the “Company”) following the reservation and payment of accommodation selected from those listed on the website www.nurastay.it (hereinafter referred to as the “Website”), whether made directly or indirectly, via any mobile device, email, or telephone.
These Terms regulate the agreement between the Company and the Client who books and purchases services through the Website, as well as the short-term lease agreement entered into between the Client and the Company, acting in the name and on behalf of the property owners, relating to the selected accommodation.
The Client is required to accept these General Terms and Conditions and the specific conditions applicable to the stay or individual services (such as duration, price, applicable taxes, and current regulations).
The Client must therefore carefully review these General Terms and Conditions, as well as any specific conditions applicable to individual services available on the Website before making a reservation.
By making a reservation or purchasing a service offered by the Company, the Client automatically accepts these General Terms and Conditions.
These Terms may be modified at any time without prior notice. However, changes shall not apply to reservations made prior to the modification.
By accessing the online platform www.nurastay.it, the Client may view real-time availability and pricing of accommodations managed by Servizi e Costruzioni Srl or its Partners.
If the selected accommodation is available for the chosen period, the Client must complete payment of the amount shown in the booking summary via credit card, following the guided instructions.
Upon successful payment, the Company will send a Booking Confirmation email including:
• The amount paid
• Length of stay
• Number of occupants
• Any mandatory or additional extra services
The reservation will not be confirmed until payment has been successfully processed (according to the applicable cancellation policy) and the Client has received the Booking Confirmation email.
Rates and Payment
For stays shorter than 30 nights, the rental rate is indicated in the booking summary, which also specifies cleaning fees and additional services.
For stays shorter than one month, the total amount includes utilities such as electricity, gas, heating, and water.
The total balance for the selected stay is generally charged in full at the time of booking via credit card or must be paid prior to check-in according to the cancellation policy timelines.
Extra Costs refer to optional services offered by Nurà Stay and selected by the Client. These services are invoiced with VAT at 22%, as required by Italian law.
The rate does not include the tourist tax, which must be paid at check-in in cash or by credit card, in accordance with local municipal regulations.
Cancellation Policies
Two types of rates are available on the Website: refundable and non-refundable.
For refundable rates, no charge is due at the time of booking. The Client may cancel or modify the reservation up to the number of days indicated in the cancellation policy section before check-in.
For partially refundable rates, the percentage of the total booking cost indicated will be charged in the event of cancellation after booking.
The full booking amount will be due in case of cancellation beyond the specified deadline before check-in.
Failure to check in (no-show) will result in full payment of the reservation.
Non-refundable rates cannot be modified. Full prepayment is required at the time of booking. In case of cancellation or modification, the full amount of the stay will be charged.
Any modification request is subject to approval and availability by Servizi e Costruzioni Srl and must be submitted via email to info@nurastay.it or by contacting the Company’s Booking Office by phone.
Changes to stay dates, number of guests, or accommodation type may result in additional charges depending on availability and season.
Check-in and Check-out Rules
The Client must confirm check-in time according to the instructions provided in the Booking Confirmation email or in communications sent prior to arrival.
Check-in may take place:
• Directly at the apartment
• At the designated Welcome Point
At check-in, the Client must provide valid identification documents for all adult and minor guests, for registration with the Italian Public Security Authorities (Polizia di Stato).
Valid identification documents:
• ID card or driving license for Italian and EU citizens
• Passport for non-EU citizens
Failure to provide identification documents will result in denial of access to the accommodation.
The Client agrees not to exceed the number of guests indicated in the Booking Confirmation. Any violation will result in:
• An extra guest supplement
• A penalty of €100.00 per day
The Client agrees to sign the short-term lease agreement in accordance with Italian Law (DL 431/1998).
The contract will be signed electronically via SMS authorization using an OTP (One-Time Password) sent to the guest’s mobile phone.
The OTP signature qualifies as an Advanced Electronic Signature (AES) with full legal validity.
The service is provided by Solutions Plus s.r.l., which processes personal data solely for this purpose.
By signing the contract, the Client accepts the property rules and condominium regulations.
For bookings shorter than 30 days, a credit card is required as a guarantee for potential damages (Postepay, debit cards, or prepaid cards are not accepted).
If no credit card is available, a cash security deposit will be required and refunded after property inspection.
The Client authorizes Company representatives or delegated third parties to access the property for necessary repairs or maintenance.
Except in emergencies, the Client will be informed in advance.
Keys must be returned according to the instructions provided at check-in.
Security Deposit
When explicitly indicated in the “Extras” section of the accommodation page, the Client must pay the security deposit at key delivery.
The amount depends on:
• Length of stay
• Type of accommodation
• Presence of pets
The deposit will be fully refunded at the end of the stay after contract termination, provided no damages are found.
If damages occur, Nurà Stay reserves the right to retain the deposit and seek compensation for any additional damages. Resta inteso che, in caso di accertamento di danni causati dal Cliente all’alloggio, Nurà Stay avrà il diritto di trattenere il deposito cauzionale, fermo restando il diritto a richiedere eventuali maggiori danni.
Relocation (Re-accommodation)
Nurà Stay reserves the right to offer alternative accommodation of equal or higher quality if, for reasons beyond the Company’s control, the booked property becomes unavailable.
Such reasons may include unexpected plumbing issues, cleaning service failure, or other situations compromising guest safety.
If no equivalent accommodation is available, Nurà Stay reserves the right to request an additional payment if the alternative property has a higher value.
Property Rules
The Client agrees to use the accommodation responsibly, keep it clean, and avoid any action that may cause damage to the property or common areas.
The Client must avoid disturbing neighbors and may not use the property for unlawful purposes. Durante il soggiorno, il Cliente deve evitare di disturbare i residenti del condominio e non può utilizzare l’alloggio per scopi illeciti.
It is strictly forbidden to duplicate or share keys or access codes.
Loss or damage of keys or locks will result in compensation covering lock replacement and five new key sets.
Animals are not allowed unless previously authorized in writing.
Smoking inside the accommodation is strictly prohibited. Violations will result in penalties as stated in the contract.
Guests must comply with recycling regulations and municipal waste disposal rules.
For stays of 1–3 nights, waste may be left in the apartment.
For stays of 4 nights or more, guests must dispose of waste independently in condominium facilities.
Penalties and Limitation of Liability
In case of serious misconduct, the Client shall pay a penalty equal to 200% of the rental fee.
Nurà Stay reserves the right to withhold the security deposit and claim further damages.
Nurà Stay shall not be held liable for theft or loss of personal belongings. Guests are responsible for safeguarding their personal items.
The Company is not responsible for service interruptions of electricity, gas, water, or internet beyond its control.
Personal Data Processing
The Client authorizes Nurà Stay to communicate personal data to third parties exclusively for obligations related to the rental relationship, in compliance with Italian Privacy Law (D. Lgs. 196/2003) and applicable regulations.
For any dispute arising from this contract, exclusive jurisdiction shall lie with the Court of Cagliari.
